Here are a few tips to help home sellers find success in our market.

The market is changing, and sellers can’t afford to think as they have over the last few years. The heated competition among buyers has cooled, so sellers have to pay extra attention to specific aspects of their listings if they want to sell quickly and for top dollar. Today I’ll share a few tips to help you find success if you’re planning to sell your home.

First, be sure to hire an experienced Realtor. For example, I have been a Realtor for 18 years, and my partner Alia Hughes Simpson has also been in the business for a long time. When interviewing agents to help with your sale, be sure to ask how they’ll help you sell your home, and establish if they’ve been through a shifting market before.

If you work with our team, we’ll look at for-sale homes comparable to yours so that we know your competition. We’ll also look at homes under contract and those sold within the last two or three months to get an idea of a competitive price.

Be advised: Home prices aren’t rising as dramatically as they were over the last two years. That means you can’t overprice your home, or it will sit overlong on the market. Similarly, you need to be aware of your home’s condition and do what you can to improve its value. 

One way to do this is to get a pre-inspection done, which is a home inspection that takes place before you’ve listed the home. That will allow you to identify and address any major issues before buyers see your property. At the very least, it will tell you what hurdles you’ll face when a buyer comes to look at it.
